We are more than happy to work with your preferred builder during the design and construction phases.
Building costs vary greatly depending on many factors. Many builders work on a sq. m cost starting at $2000-$3000 per sq. m but this can increase significantly due to level of finishes required and construction choices. We hope this gives you an idea to calculate your budget but please enlist a builder to quote the project to get a more accurate representation of cost.
Yes! This is something we take very seriously when designing a home. In addition to my Diploma of Building Design, i have HIA Greensmart Accreditation.
After completion of the plans, they are lodged with either council or a Private Certifier. If your plans comply as CDC approval (Complying Development Certificate) they can be lodged with a Private Certifier. If they need DA approval they are lodged online in the NSW Planning Portal for local council approval.
In your customised design package we allow for up to 3 hours of changes. 3 hours of changes allows for ALOT of changes to be made as we will send design concepts through for approval at each stage of designing. We always seek your approval before moving to the next design phase. If further changes are requested these are made at an hourly rate as outlined in your Fee Proposal.
Depending on your location and if any restrictions are in place on your land. These may include a Flora & Fauna Assessment, Bushfire Report & Soil Testing.
Head across to our drafting Packages page. You will see what packages we offer then contact us for a customised quote. There will be additional fees for council/private certifiers fees in the DA phase then consultants such as Structural Engineers etc. in the Construction Certificate phase.
A detailed design brief gives us a great start in the drafting process. Please include as much detail as possible, we suggest outlining your "needs" and then also a "wish list" of things you may like but you know may not be within your budget. If you know what types of cladding and colours you like even include this information!
